  • District of Squamish Retail Impact Study, Squamish, BC: Urbanics recently completed a market impact study to assess the relative influence of a proposed highway commercial-retail centre on existing retailers in the City of Squamish.

  • Pilot Sound Retail Impact Study, Edmonton, BC: Urbanics was retained by Cameron Development Corporation to assess the market opportunity and expected impact on local retailers of a proposed commercial-retail centre on a 20 acre site at 50th Street and 167th Avenue in northeast Edmonton.

  • Retail Impact Assessment, Courtenay, BC: Urbanics was charged with assessing the market impact of a highway oriented, big-box retail centre in Courtenay-Comox on existing merchants operating in the area.

  • Robson Square Retail Impact Analysis, Vancouver, BC: Urbanics was retained by the B.C. Building Corporation to complete a retail impact study for the City of Vancouver, forecasting the market impact on existing retailers of a proposed revitalization of Robson Square.

  • Campbell River Retail Impact Analysis, Campbell River, BC: Urbanics was retained by the Northwest Group of Companies to measure the historical demand and supply of retail space in Campbell River, in order to assess the market impact of the Discovery Harbour mixed-use shopping facility on current retailers.

  • Markham Costco Market Impact Analysis, Markham, Ontario: Urbanics was retained to examine the potential retail food market impacts that may arise from the development of a proposed Costco warehouse membership club in Markham, Ontario.

  • Economic Impact, Coquitlam, BC: Urbanics was retained by the City of Coquitlam to undertake an extensive industrial and commercial land use study.  A major component of the study was to identify and discuss the possible economic impacts, particularly on the existing retail infrastructure, resulting from "big box" retailers locating on industrial zoned lands.

  • Retail Impact, Victoria, BC: Urbanics was retained by the City of Victoria to prepare an economic impact assessment of a major retail development in downtown Victoria proposed by Cadillac Fairview Corporation.  Economic impacts were measured using various criteria, including:

    • the positioning of downtown Victoria retailing within the metropolitan area,

    • the order of magnitude of the development within the downtown Victoria context,

    • the incremental employment generated by the project,

    • the incremental retail sales which are expected to be generated by the project, the incremental tax revenues, and

    • the impact on the fabric of street retailing in downtown Victoria.

  • Economics Benefit, Mount Washington Resort, BC: Urbanics prepared an impact study to determine the community benefits which could result from the proposed expansion of the ski hill resort in the Mount Washington area.

  • West Surrey Regional Shopping Centre Retail Impact, Surrey, BC: Urbanics prepared an impact analysis of a proposed regional shopping centre at the southwest corner of Surrey.  The study essentially assessed the impacts the regional shopping centre would have on the adjacent and proposed retail developments in Surrey, and analyzed the associated positive and negative market impacts the project would have in the community.

  • Economic Impact, Whistler Village, BC: Urbanics conducted several studies to determine the economic impacts of specific residential and hotel developments on this recreation resort community.

  • Retail Impact, Yellowknife, Northwest Territories: Urbanics conducted an economic impact analysis for a community shopping centre in downtown Yellowknife.

  • Economic Impact, Granville Slopes, Vancouver, BC: Urbanics conducted a comprehensive market analysis for this residential neighbourhood, which examined the potential impacts of varying proposed zoning and densities on land values.

  • Metrotown Impact Analysis, Burnaby, BC: Urbanics examined the retail market impacts of the Cambridge Shopping Centre's Metrotown development on the local retail market.

  • Centre Point Project Impact Analysis, Richmond, BC: Urbanics prepared an analysis of the impact of the Centre Point project, located east of the Lansdowne Shopping Centre, on the level of retail sales in the Lansdowne Shopping Centre over a ten year period, and determined what effect this change in the level of retail sales will have on the profitability and value of the Lansdowne Shopping Centre.

  • Tourism Impact, Streetcar, Nelson, BC: Urbanics conducted an economic feasibility analysis and a tourism impact study for a proposed streetcar system in Nelson.

  • Gaetz Plaza Impact Analysis, Red Deer, Alberta: Urbanics assessed the impact that the proposed Gaetz Plaza development, located in south Red Deer, would have on Red Deer's retailing structure, particularly retailing potential for the downtown area.

  • Retail Impact, Medicine Hat, Alberta: Urbanics determined the potential market, planning and economic impacts of a proposed mega‑supermarket and shopping centre development on the city's existing and future retail infrastructure.

  • Tourism Impact/Economic Benefits, Eau Claire Market, Calgary, Alberta: Urbanics was extensively involved in the planning and programming of this downtown tourist‑oriented specialty retail development.  Work included undertaking a comprehensive tourism impact analysis and an economic benefits assessment.

  • Retail Impact, Old Towne Market, Edmonton, Alberta: This project examined the impacts of the proposed Old Towne Market project upon tourism, temporary construction jobs, full time operational jobs, property and business taxes, and other relevant benefits of the project.

  • Gateway Centre Impact Study, Grande Prairie, Alberta: Urbanics conducted a cost/benefit impact analysis for a proposed development on a 152 acre site located near the city limits on the west side of Grande Prairie.  The study measured all relevant impacts of the proposed development on the community and residents of Grande Prairie.

  • Retail Impact, Northwest Edmonton Town Centre, Edmonton, Alberta:  Urbanics prepared a study firstly, to determine the impact of the development of the Northwest Edmonton Town Centre will have on the sales levels of adjacent shopping centres over a 15 year period, and secondly, to assess the ability of adjacent shopping centres to successfully absorb this impact.

  • Meadows Shopping Centre Impact Study, Edmonton, Alberta: Urbanics prepared a study to determine the potential sales impact that the Meadows Shopping Centre would have on local commercial developments, both existing and proposed.

  • Cayoosh Resort Socio-Economic Impact Study, Lilloett, BC: Urbanics prepared a socio-economic impact study for Cayoosh Resort in the Melvin Creek area of Lillooet, B.C.

  • Powell River Retail Economic Impact Study, Powell River, BC: Urbanics was retained to undertake a Retail Impact Study of the Powell River market examining the potential impact of the addition of 109,000 square feet of commercial floor area to this market.
