Master-planned Communities

 

We assess the market support for a wide range of land uses  that can generally be supported in large master-planned communities. These services include both market and financial feasibility analyses as well as development related services.   These studies typically include extensive analyses, such as:

 

  • Demographic and socio-economic analyses

  • Site/Area assessments

  • Land use needs and demands projections 

  • Public consulting, workshops and surveys

Some of our recent studies include:

Whitecap Dakota First Nation Market Study and Financial Feasibility Study

Saskatoon, SK (2011)

The proposed master-planned community is on a 120 acre site in the Whitecap Dakota First Nation reserve lands. The study identified the optimal residential product mix to serve local primary housing as well as secondary homes and retirement housing needs. At completion, in addition to housing, the development is expected to include a nursery and garden centre, RV Parks, a waterfront precinct with a tenting village on the riverfront and a hotel, arena, and retail stores in the casino precinct area. Our involvement with the project includes:

  • Preparation of the preliminary master plan 

  • Market analysis

  • Financial feasibility

Auguston Development Residential and Retail Study

Abbotsford, BC (2012)

  • This land use and market opportunity study was undertaken as one component of an overall Auguston neighbourhood master plan revisioning process

  • A market based rationale was provided to identify to what degree additional residential and retail capacity could be realized on the 239 hectare site

  • Involved capturing feedback and information from existing residents through a community survey

Tranquille on the Lake

Tranquille, BC  (2010 to present)

Tranquille on the Lake is a unique master-planned community. At completion the proposed development is expected to include over 2,000 dwelling units, approximately 650,000 square feet of commercial, hotel and related activities, agricultural land-uses, farmers market, cultural/heritage land uses, and educational land uses.  Our involvement with the project includes:

  • Preparation of the preliminary master plan 

  • Market analysis

  • Financial feasibility

  • Entitlements and negotiations with the City 

Newton Town Centre Master Plan

Surrey, BC (2009)

  • Part of a consortium retained by the City of Surrey to devise a master plan for Newton Town Centre

  • Urbanics determined the level of market support, phasing, and general content of residential, retail and office land uses, with particular emphasis on probable absorption rates

  • A sensitivity analysis was undertaken representing various levels of potential market capture
